28 villas - Karratha
Rapley Wilkinson Property secured two group housing lots in the Karratha suburb of Nickol West following a LandCorp design tender.
Negotiations with Woodside for 28 strata titled villas progressed quickly through to contract execution.
Rapley Wilkinson Property assumed the role of project development manager and contracted sister company McGrath Homes to build the two bedroom two bathroom villas in Perth and transport them to Karratha.
Rapley Wilkinson’s construction division undertook the site works and installation of the units.
All the villas and houses were supplied with factory manufactured concrete floors.
The benefit of integrating the services of three Nomad group businesses was cost effectiveness and speed of delivery in that Woodside was able to move staff into 28 homes only eight months after discussions began.

54 Houses – Hopetoun
The performance of Rapley Wilkinson during the first two contracts with Ravensthorpe Nickel Operations led to the company being awarded a third contract to construct 54 houses similar to those already developed.
The contract called for a combination of four and three bedroom homes with two bathrooms and some with separate study.
House designs, construction materials and finished colours, provided many different permutations that ensured streetscapes were typically suburban.
Ravensthorpe Nickel Operations Pty Ltd is wholly owned by BHP Billiton.

20 Houses – Hopetoun
Following the successful performance of the original contract, Rapley Wilkinson was commissioned by Ravensthorpe Nickel Operations Pty Ltd to deliver a further 20 houses at Hopetoun.
The new contract reflected the first and called for a combination of ten 3 bedroom x 2 bathroom homes and ten 4 bedroom plus study x 2 bathroom homes to accommodate staff working at the Ravensthorpe Nickel project.
Seven house designs were constructed with three different types of external materials in 12 colours to ensure a high degree of architectural diversity.
Ravensthorpe Nickel Operations is wholly owned by BHP Billiton.

Seaview Village – Hopetoun
Rapley Wilkinson was commissioned to construct a 54 unit group housing development at Hopetoun to accommodate construction staff working at the Ravensthorpe Nickel project, which is located 35 kilometres east of Ravensthorpe.
This was a challenging contract that called for the units to be built on stilts over a site with a 1:3 gradient. This was to preserve the natural vegetation while capturing the views of the Fitzgerald National Park on one side and panoramic views of the Southern Ocean on the other.
Construction was structural steel with suspended slab floors plus timber-framed walls clad in weatherboard and Colorbond, with Colorbond roofs.
During the official opening of the village, the General Manager of Ravensthorpe Nickel commented that:
“Builder Rapley Wilkinson’s achievement is significant. This is a regional builder who demonstrated flexibility to deliver a new product, within short time frames while still meeting BHP Billiton’s high safety standards.”
Ravensthorpe Nickel Operations is wholly owned by BHP Billiton.

36 Houses, Hopetoun
Rapley Wilkinson was commissioned to design and construct 36 houses at Hopetoun to accommodate staff working at the Ravensthorpe Nickel project, which is located 35 kilometres east of Ravensthorpe.
The contract called for a combination of 3 bedroom x 2 bathroom and 4 bedroom x 2 bathroom homes.
The design of the reverse cycle air conditioned homes was based on the experience of Rapley Wilkinson in the development of quality work force housing over more than 25 years.
Seven house designs were constructed with three different types of external materials in 12 colours to ensure a high degree of architectural diversity.
Rapley Wilkinson engaged local trades and suppliers to ensure construction proceeded to the agreed schedule.
Ravensthorpe Nickel Operations is wholly owned by BHP Billiton.
This project was recognised with a prestigious Excellence in Construction Award by the Master Builders Association.
The Award was for the best development comprising multi-unit dwellings having a contract value under $12 million.

12 Survey Strata Houses, Karratha
Rapley Wilkinson undertook all aspects of development of these 12 houses for the Defence Housing Authority.
The company sourced the land, designed the houses, obtained all approvals, and performed the construction.
Flexibility was a key requirement for the houses, which were designed to accommodate a small family or two single people sharing a house.
To this end, all homes have two bathrooms and two toilets. Six homes were built with three bedrooms and the others have two bedrooms.
Construction is concrete slab, steel wall frames with Colorbond cladding, and timber roof trusses with Colorbond cladding.

40 Houses, Karratha
Rapley Wilkinson was commissioned to design and construct 40 houses to accommodate the operational staff of a major industrial development on the Burrup Peninsular.
A subsidiary of the parent organisation contracted with Karratha Housing Pty Ltd to provide the houses on leaseback arrangements for periods of up to 10 years.
The houses are being constructed over a period of 15 months.

24 Single Persons Units, Karratha
These 50 square metre strata titled units were designed by the Rapley Wilkinson team to provide comfortable accommodation for single people living in Karratha for extended periods.
External construction features face brick walls and iron roof.
This is the third project undertaken for the same client in the past five years.

23 Survey Strata Houses, Karratha
This was a design, build and sell project to provide a range of accommodation options for CBI Constructors - the principal contractor for the expansion of Woodside’s Dampier facility.
Built as two complexes, the houses consist of 8 x three bedroom / one bathroom and 15 x two bedroom / two bathroom homes.
Construction is concrete slab, steel wall frames with Colorbond cladding, timber roof trusses with Colorbond cladding.
Rapley Wilkinson sold all homes as leaseback investments.

Lease Back GEHA Houses, Karratha, Hedland and Broome
Design, construction and documentation of 58 houses throughout Karratha, Hedland and Broome. These homes were sold by Rapley Wilkinson to investors, who in turn lease the properties back to the Government Employees Housing Authority.
This was the first of these contracts, which demonstrated Rapley Wilkinson’s unique ability to source suitable land and project-manage large contracts involving multiple locations.
Based on the company’s proven track record of successfully managing significant bulk housing contracts, Rapley Wilkinson continues to be awarded multi-million dollar contracts for the provisions of lease back housing.

Design and construction of 38 houses for Robe River Iron Associates to replace houses destroyed by Cyclone Olivia.
